RENTAL APPLICATION(S)
These are the documents required for the application process with Dalton Properties, LLC. Below you will find not only application documents, but also a tenant handbook.ALL tenants and guarantors must complete separate applications.
ALL applications MUST be complete and legible, including social security numbers. ALL applications MUST be submitted together, with funds to cover ALL application fees and the application deposit. (The application deposit is equal to one months’ rent). Application fees are non-refundable. Processing fees should be in one check and the application deposit in a separate check.

    This is the complete application package for RentInRichmond.com. It contains instructions, application, employment verification and landlord reference. The documents below are the individual components of this package.
  • Complete Guarantor Application Packet
    This is the complete application packet for the guarantor. It contains the guarantor application and employment verification. Please be sure to fill out the forms completely, which includes signing the application, and filling out section I of the employment verification.

    Please read this before signing your lease and for answers to frequently asked questions.
  • Sample Lease
    This is a blank copy of our lease. Please review this document and contact our office with any questions.

  • Tenant Accomodation Form
    Should you wish to terminate your lease prior to its lease expiration date, the following requirements must be understood completely and agreed to by all the lease holders and the owner of the property .Because you are asking to break a legal agreement, all parties (Lessee and Lessor) must agree to the breaking of the lease. See form for full details. You must have the Adobe Reader to use this form.
  • Tenant Replacement Form
    Should you or someone on your lease wish to add someone to your lease in place of someone already on the lease, download, fill in and return this form. You must have the Adobe Reader to use this form.

LEAD DISCLOSURE DOCUMENTS
Many houses and apartments built before 1978 have paint that contains lead. Federal law requires Landlords to disclose information pertaining to lead-based paint hazards before the lease takes effect. You can review a brochure published by the EPA titled “Protect Your Family From Lead In Your Home” above . A Lead Disclosure Statement will be provided with your lease and MUST be read, Initialed and Signed by ALL applicants leasing pre-1978 housing. Concerns must be addressed to our office prior to lease application.

    Protect Your Family From Lead In Your Home: Book from the Environmental Protection Agency and the Department of Housing and Urban Development. A helpful guide that spells out all the facts of lead items in a prospective home. Please read and review this booklet for homes built by 1978. Your agent will instruct you if you need this guide. You must have the Adobe Reader to use this document.
  • Lead Disclosure
    The home you are applying for may or may not have lead based paint and/or other lead hazards. Your agent will let you know if this form must be completed prior to moving in. You must have the Adobe Reader to use this form.
